  • During peak season, we rent from Friday to Friday
  • The weekly price for high season (May to October) is from £520
  • Our Peak Season price is £790 per week
  • During low season we offer short breaks (excluding school holidays). Please phone for a price, as it is dependent on the number of guests/days required

Terms and Conditions for the hire of
Leat Cottage, Hippys Farm, Coleford

We the owners are not liable for any losses or damage to any persons or their possessions whilst staying at Leat Cottage, we would advise that you should take out personal travel insurance.

A deposit of £150 is required to secure the booking, this should be returned to us within 7 days, the balance payment will be due 28 days before your stay. If the break is being booked within 6 weeks of the date you intend to stay full payment will be required on booking. We only accept cheques, or if it is a booking within 10 days, cash on arrival. All payments are non- refundable. We would advise that you take out your own travel insurance.

Only guests named on the booking form may stay at the property.

No parties or large functions are to be held at Leat Cottage without prior consent from the owners.

On all bookings we ask for an additional security bond of £50. This will be refunded on departure if all is in order with the property. Whilst reasonable wear and tear or minor breakages of crockery etc. can be expected any excessive damage or major cleaning needed will be the responsibility of the person who booked the cottage and the security bond will be retained. We like to make sure Leat Cottage is clean for your arrival, we would politely ask that you leave the property in a similar condition on your departure.

The cottage is available from 4pm on the day of arrival; if you anticipate arriving after 6pm please advise us of your expected arrival time in advance. We ask that you vacate by 10am on the day of departure.

We do not accept bookings for hen or stag parties.

Sorry we do not allow any pets

Leat Cottage is a strictly no smoking area.

Low season is 1st October to 1st April excluding Christmas, New Year, Easter and School holidays which are Peak/High season.

If the cottage is rented from Friday to Friday, we would advise that arrival is after 4pm and would respectfully ask that departure is by 10am of the the final Friday of your stay.

If the cottage is being rented for an agreed short break we would advise that arrival is after 4pm on your first night, and that departure is by 10am of the final day of your stay.
