Terms and conditions for hire of Leat Cottage

We will hold your provisional phone or email booking for 7 days during which time the deposit of  £150 and the completed booking form must be received to secure the booking.  We will send a receipt and confirmation back to you by return.

The full balance of your holiday is due 28 days before the arrival date.  If the holiday is being booked within 28 days of arrival the full payment is required on booking.

We can only accept payment by cheque or postal order.

All payments are non-refundable.  You are advised to take out your own adequate insurance to protect yourself should you need to cancel.

We, the owners, are not liable for any loss or damage to you or your property during your stay.

We would respectfully ask that you leave the property in the same condition that you find it in on arrival. Whilst reasonable wear and tear or small breakages are acceptable, if there is excessive damage to the property the principle member of the party named on the booking form will be held responsible.

No smoking in the cottage.

Sorry we cannot allow any pets.

Low season is 1st October to 1st April excluding Christmas, New Year and Easter breaks which are High Season.

If the cottage is rented from Friday to Friday, we would advise that arrival is after 4pm and would respectfully ask that departure is by 10am of the the final Friday of your stay.

If the cottage is being rented for an agreed short break we would advise that arrival is after 4pm on your first night, and that departure is by 10am of the final day of your stay.
